It is possible that a booking could be made for the BED where there is always an individual bed available but not the same one on each night. In this case the booking will remain in the BED/UNIT room. It is normally possible to reassign the individual room bookings and then manually assign the BED/UNIT room booking to the resulting free space. If you cannot tolerate this situation, you should not be using room types to sell your rooms.

Sell dorms on Airbnb
This page explains how setup your property in Beds24 to sell DORMS in Airbnb.com

Airbnb supports dorms. We can send inventory/how many beds are available.

1 Setup

You have a room type (dorm) with multiple individual beds (Unit Allocation = one per guest). You also want to sell them on Airbnb.com or other channel that requires a bed/unit.

It is assumed you already have setup the room type with the number of beds, if not, create this first. See the details of how to setup dorms.

Pricing for Shared room

If you use Pricing Model = Per Occupancy Pricing, then Airbnb does not limit the number of guests based on the inventory sent from Beds24.

You need to set your Daily Price with 'Price for'= Upto 1 person and NO Extra Person Price.

Go to PRICES > DAILY PRICE RULES > edit your DAILY PRICE and set 'Prices For' = Upto 1 person.

Setup your Property to meet Airbnb DORM setup

Go to (SETTINGS) > PROPERTIES > DESCRIPTION >

  • Property Type = Hostel

Go to (SETTINGS) > CHANNEL MANAGER > AIRBNB> SPECIFIC CONTENT >

  • Property Type Group = boutique_hotels_and_more
  • Listing Type = Shared room
  • Bathroom Shared = Choose one of the options with shared bathroom (CAN NOT BE PRIVATE)

Go to (SETTINGS) > CHANNEL MANAGER > AIRBNB> MAPPING > Sync Type = EVERYTHING

Airbnb will send ONE booking for the total number of guests, blocking the inventory. The booking will appear that all guests are in the same 'bed' but the inventory will show the correct number. You can prefer to see the bookings as individual bookings, copy the booking from Airbnb and create a group booking.

2 Common Errors

This listing's property type does not support multiple inventories. OR room_type_invetory_not_supported
Check (SETTINGS) PROPERTIES > DESCRIPTION > 'Property Type" and the 'Listing Type' match with the 'Property Type Group' you have selected in (SETTINGS) CHANNEL MANAGER > AIRBNB > SPECIFIC CONTENT. Check the (?) for Property Type Group for the correct Listing Type for each group.
*If (SETTINGS) CHANNEL MANAGER > AIRBNB > MAPPING > Sync Type = Prices & Availability, then you need to ensure the setup in Airbnb meets the Listing Type/Property Type Group.
*Otherwise change the Sync type = Everything to update from Beds24.
  • Please also note that Airbnb has regional restrictions for some property types. Use the context help for information on which combinations are allowed. Check with Airbnb support if you have a problem with your property type.
