Go to SETTINGS->PROPERTIES->ROOMS->DEPENDENCIES and use the following settings for the BED/UNIT room:
Try changing your setup to Max guests = 1.  
*Requires Availability in = DORM.  
*Combination Logic = 1 unit must be available
*Dependency Level = Ignore Sub Dependencies
*Assign Bookings to = First Available Dependency Room

As it is a bed for one person, only one person can book it, i.e. if a group wants more beds, each person will need to book their own bed. It is not possible to choose 2 or more people when booking because Airbnb will put them all in the same bed which is what can cause the overbooking.


The individual bed/unit can have their own rates and prices or you can set them up to use the DORM prices at SETTINGS->PROPERTIES->ROOMS->DEPENDENCIES->"Use Prices From"
It might be useful to give an instruction in your description that each guest needs to book individually because some guests might not understand this.

It is possible that a booking could be made for the BED where there is always an individual bed available but not the same one on each night. In this case the booking will remain in the BED/UNIT room. It is normally possible to reassign the individual room bookings and then manually assign the BED/UNIT room booking to the resulting free space. If you cannot tolerate this situation, you should not be using room types to sell your rooms.
