This page is about the menu  (SETTINGS) CHANNEL MANAGER > AIRBNB > RATE PLANS  and explains how to use create or manage Airbnb rate plans from Beds24.

Airbnb Pricing Models

Our connection with Airbnb supports these pricing models:

1. Per Occupancy Pricing (OBP) RECOMMENDED - If your Booking.com Rate Type is Per Occupancy Pricing a price for each occupancy defined in Beds24 can be sent. Set the Booking.com Rate Type to Occupancy.

2. Per Day Pricing (Standard) - If your Booking.com Rate Type is "Per Day Pricing / Standard" you will need a price for the maximum room occupancy. If you want to send an additional "Single" price Booking.com needs to activate the single price option. After this is done you can set the Booking.com Rate Type to Per Day Pricing + Single.

3. 'Rate Plans - If Booking.com has set up derived (RLO) prices they calculate prices for different occupancies from one standard price sent from Beds24. If your pricing model is RLO (derived prices) only Booking.com can change rate plans. Contact Booking.com support or change to Occupancy Pricing.

Limitations

Beds24 is beta testing the new rate plan feature for Airbnb. Please be aware that rate plans still in beta testing at Airbnbs end.

• Airbnb show a maximum of 2 rate plans one refundable and one non-refundable rate plan to guests.

• Reservation alterations are currently not supported for rate plans enabled listings. If a reservation needs to be altered, the host/guest would need to cancel and rebook. The host and guests will need to work this out with Airbnb customer support.

Display on Airbnb

A maximum of 2 rate plans will be displayed to guests at a given time depending on the cancellation policy and Airbnb will display one refundable and another non-refundable rate plan. Note that, super strict 30/60 are bundled as non-refundable in rate plans, but they offer 50% refund of accommodation fee up until 30/60 days prior to arrival. Visibility scenarios:

• If there is one or more refundable rate plans, only the most flexible will be available to guests.
• If there is one or more non-refundable rate plans, only the cheapest will be available to guests.
• f there is a mix of refundable and non-refundable rate plans, the most flexible refundable and the cheapest non-refundable rate plans will be available to guests.

Add a rate plan

Click on "Add new rate plan".

• Enter a speaking name for your rate plan.

• Set

Rate Plans are created for the selected property/listings. If you have multiple listings in Airbnb for which you want to use the rate plan you can set this in Airbnb.

Map rate plan

Create a daily price or rate in Beds24 which can contain additional restrictions like days in advance, minimum stay, days of the week on which the rate plan is available.

Click on "Get Codes" in the "Channels" tab or section of the daily price or rate and enter theAirbnb rate plan for this daily price or rate.

Edit rate plan

• Click on "Edit" next tho the rate plan you want to edit.
• Change the settings.
• Click "Save".

When you edit a rate plan all settings which were made for it in the Airbnb extranet will get lost.

Delete rate plan

Log into your Airbnb extranet if you need to delete a rate plan.
