This page is about the menu  (SETTINGS) CHANNEL MANAGER > MARRIOTT HOMES & VILLAS and explains how to list and connect with Homes & Villas by Marriott International.

1 Capabilities

Beds24 can

2 Limitations

  • Marriott bookings have a minimum stay of 2 nights, prices for 1 night will not be sent to Marriott.
  • Marriott only works with property managers not with individual properties.
  • Bookings imported from HVMI will not have detailed fee or tax information. They will only have the type type and total value of the fee/tax, no descriptive information.
  • Marriott do not allow 1 night stays and ignore all 1 night prices due to their business policy.

3 List on Homes & Villas by Marriott International

To list on Homes & Villas by Marriott International your property management company and your properties need to meet Marriott's standards which are:

Property Managers

  • Handle the management, in-stay guest support and cleaning of a minimum of 30 properties (with

some exceptions for various markets and offerings)

  • Responsible for updating calendar availability and pricing
  • Track record of reliability and customer satisfaction, including response times, compliance with

local regulations and other management responsibilities


Properties/Homes

  • One (1) or more bedrooms (no studios or home shares)
  • A fully equipped kitchen, Wi-Fi, linens, towels and bathroom amenities and other essentials
  • Safety equipment, including smoke and carbon monoxide detectors and fire extinguishers

4 Before you connect

4.1 Prices

  • We can only send availability if you have set up prices which are activated for Marriott under "Channels" in the Daily Prices or Fixed Prices.
  • Marriott do not allow 1 night stays and ignore all 1 night prices due to their business policy.

This tutorial explains how to set prices for channels.

  • You can set a multiplier to mark your price up or down.

4.1.1 Per Day Pricing

Choose Per Day Pricing (the default) if you have only ONE price per date.

If you have multiple prices activated for Marriott with different minimum stays the system will send the price with the lowest minimum stay. Of the ones with the lowest minimum stay the one with the highest occupancy will be used.

If you use daily prices with "Extra Person" prices your daily price needs to be set for the max occupancy and the "Extra Person" price needs to be added with a negative value so the price for the full occupancy can send.

Only a global max. stay which is taken from (SETTINGS) > PROPERTIES > ROOMS > SETUP can send.

In (SETTINGS) CHANNEL MANAGER > MARRIOTT > SPECIFIC CONTENT you can set

  • The number of guests for which the daily price applies.
  • An extra person price.

For example, you have a room for 3 people, you charge 50€ for 2 people and 15€ for 3rd person, create a Rate with Room price - 50 - Upt o 2 people. Then go to (SETTINGS) CHANNEL MANAGER > MARRIOTT > SPECIFIC CONTENT > and set Guests included = 2, Extra Person Price = 15

4.1.2 Per Occupancy (LOS) Pricing

Choose Per Occupancy Pricing if you want to send prices for different occupancies and/or different length of stay..

If you use Fixed Prices the price for each occupancy defined in Beds24 and prices for different length of stay can be sent.1 person, 2 person and room price will send. Room price will send for specified occupancy. Multiple prices with different occupancies can send. Prices for "Extra Person", "Extra child" and discounts set in the "Discounts" tab of the Fixed Prices can not be sent.

If you use daily prices the daily price will send including occupancy. Multiple occupancy prices can send. Extra person price will send.

The "Min Stay" and "Max Stay" set in the calendar will send. Daily Prices or Fixed Prices will send.

When sending different prices for different length of stay (LOS), the room restriction strategy (SETTINGS) > PROPERTIES > ROOMS > SETUP must be set to "Stay through". The restriction strategy "Arrival" may not calculate the correct pricing after the first night.

"Upsell Items" can not be exported.

4.4 Properties, rooms and room types

A property in Marriott is a room in Beds24. The name sent is:

  • For properties with one unit: property name from (SETTINGS) PROPERTIES > DESCRIPTION and pictures from the property will send.
  • For properties with more than one unit type: the names from (SETTINGS) PROPERTIES > ROOMS > DESCRIPTION and the room pictures will send.

Our connection supports room types with a quantity of more than one.

If you sell rooms/renatls individually at another channel or your own web site and want to sell them here as a "roomtype" with a quantity of more than one you can set up virtual rooms.

5 What you need

To use the connection you will need to sign up with Marriott Homes & Villas.

If you already Marriott Homes & Villas you will need to contact Marriott and ask them to create a new HMCID for Beds24 for your. After you have created your new listings from Beds24 Marriott will be able to attach your historic bookings to your new listings.

6 Security

Marriott has specific security requirements. Please go to (SETTINGS) ACCOUNT > ACCESS and set to

  • change your password every three month
  • use 2-Factor-Authentication for your Beds24 account
  • time out the Beds24 session after 15 minutes

Marriott will provide you with a security questionnaire. After you have changed your security settings as explained above you can answer the questionnaire as follows:

Does the system use Roles to assign permissions and to ensure each user has the least amount of privileges necessary to perform their job function?

If Yes, What type of Roles are used to control access to guest reservation data?

Admin


Are written procedures in place to describe how user access to the PMS is granted, updated and removed?

You need to describe how you manage access to Beds24.


If Yes, Please describe your access control procedures or upload a copy under the appropriate document request.

Do the passwords used to access the PMS require at least 8 complex characters?

Yes


Does the PMS support the ability for end users to login with 2-Factor / Multi-Factor authentication (2FA/MFA)?

Are user's passwords changed at least every 90 days?

Do idle (inactive) sessions of more than 15 minutes require the user to re-enter their password to re-activate the site or application?

Yes


Are repeated access (login) attempts limited by locking out the user ID after at least 5 attempts?

Are users prevented from using at least the previous 4 passwords during a password change?

7 Create listings on Marriott Homes & Villas

7.1 Minimum requirements

Your content needs to meet Marriott's minimum requirements which are:

  • Unique listing name (min 8 characters, max 255).
  • Property address
  • Latitude and longitude
  • Bedrooms (including number and type of beds)
  • Number of bathrooms
  • Description (must not reference management company name, non-HMVI cancellation policies, etc). If you have a Permit Id, add here or in House Rules.
  • Valid property type (Apartment, Cabin, House, Villa, Aparthotel, Barn, Building, Casa Particular, Castle, Chacara, Chalet, Chateau, Condo, Cottage, Cycladic House, Estate, Farmhouse, Lodge, Loft, Mas, Mill, Resort, Riad, Serviced Apartment, Studio, Tower, Townhome or Tree House)
  • At least 3 days of consecutive availability and pricing over the next 365 days
  • 6 or more pictures with minimum resolution of 500 x 800 (must not have watermarks or reference to management company name)
  • 5 or more Amenities
  • House rules (must not reference management company name, contact information, or any cancellation policy related to any competing channel or direct bookings). If you have a Permit Id, add here or in Property Description.

7.2 Step-by-Step guide

Step 1 - Enter your Marriott HMCID

Get your user ID from Marriott

  • Click on "Enter Marriott User ID"
  • Enter your HMCIDit in the field "User ID" and press
  • SAVE

Step 2: Adjust your security settings

Go to (SETTINGS) ACCOUNT > ACCESS and set to

  • change your password every three month
  • use 2-Factor-Authentication for your Beds24 account
  • time out the Beds24 session after 15 minutes

Step 3: Enter channel specific content

Go to (SETTINGS) CHANNEL MANAGER > MARRIOTT > SPECIFIC CONTENT where you can adjust specific settings and add content information. Line breaks can be used.

Step - Check if your content meets Marriotts requirements

Go to (SETTINGS) CHANNEL MANAGER > MARRIOTT > VIEW CONTENT to revise which data will send to Marriott. Any settings which do not meet Marriotts requirements are highlighted on red. Click on the links to go to the settings where you can fix the problems.

If you see a red button "Fix Content Errors" your listing does not meet Marriotts requirements. Click on the button to get to (SETTINGS) CHANNEL MANAGER > MARRIOTT> VIEW CONTENT.

Step 4 - Check which prices will send Click on the "Actual Data" link to check which prices and availability will send. If you see no prices or no availability in the list check your have prices which are activated for Marriott.

Step 5: Check the currency setting is correct

Marriott only supports a few currencies. If you use a currency which is not supported you can add a multiplier for currency conversion.

Step 6 - Add a multiplier to your prices (optional)

If you want to add a multiplier to your prices add a * followed by the multiplier number.

The multiplier applies to all prices and fees which are sent.

For example a hotel id setting *1.23' will multiply all prices by 1.23 sent (i.e. raised by 23%). Lower prices can be sent with a multiplier less than 1, i.e. *0.85 will send a price 85% of the normal price (i.e. lowered by 15%)

To convert the price of bookings imported add a * after the multiplier, for example *1.23* will divide the price of the booking by 1.23.

You can also use currency conversion template variable. All currencies supported by the booking page currency selector can be used.

For example *[CONVERT:IDR-EUR] will convert Indonesian Rupees to Euros.

Step 7 : Export to Marriott

When your content meets Marriotts requirements you can click "Export.

  • Set ""Enable" = "Enabled" then press SAVE
  • You will now see an "Send to Marriott" button.
  • Click the button and select all options
  • Click on "Confirm"

Step 8: Check that the connection is working properly

  1. Click on "View actual data and check the prices you see there are as you expect
  2. Allow a bit of time for Marriott do process the data you have sent then click on "Update". If Marriott returns an error message scroll down to the "Troubleshooting" section to see why Marriott sends the error and how to fix it. If you receive an error which is not listed below send us a support ticket.

Marriott reviews each listing manually before setting it live. This normally takes one working day.

8 Update existing listings on Marriott

Prices and availability will sync automatically. If you want to change the content of your listing go to (SETTINGS) CHANNEL MANAGER > MARRIOTT and click "Send to Marriott" then select what they want to update.

9 Content

9.1 Permit IDs

If you wish to send permit information you can include it under (SETTINGS) Channel Manager > Property Content > Room Content > Room Description Text

9.2 Bedrooms and bathrooms

If you do not set up any bedrooms or bathrooms we will send one as a default.

Bedrooms and bathrooms can be set up in (SETTINGS) PROPERTIES > ROOMS > SET UP.

Set up bedrooms and bathroom either in the property OR the room. If you set them up in both you will double them up. Do not send additional bathroom amenities if you have a full bathrooom.

Bedrooms and bathrooms are configured by feature codes which are entered in the "Features" field.

  • Click on the "Edit " button next to the "Features" field.
  • In the pop up click on "Bedroom" or "Bathroom".
  • Set the type and use the selectors to define the features within each room.
  • If you have multiple bedrooms or bathrooms make sure you define them all. If you have more than 2 rooms click "Close" and SAVE. The system will then automatically add more rooms when you click on the "Edit" button again.
  • Close the pop up and then press SAVE.

You can also manually add bedrooms and bathrooms and amenities. For more information see "All feature codes" below.

  • If you have multiple bedrooms or bathrooms make sure you define them all.

9.3 Amenities

Amenities can be set up for the property (SETTING->PROPERTIES->DESCRIPTION) or per room ( (SETTINGS) PROPERTIES > ROOMS > SET UP).

Criteria which apply to all rooms in the property should be set up with the property. They will be automatically applied to all rooms in the property.

Criteria which only applies to one room should be entered in the room.

Make sure you do not create duplicates.


Example 1: All units (rooms) have Cable. In this case you can set up the Cabel in (SETTINGS) PROPERTIES > DESCRIPTION. The number will be applied to all room/units.

Example 2: You have one unit with Cable and another unit without Cable. In this case set the Cable up in (SETTINGS) PROPERTIES > ROOMS > SET UP.

Amenities are configured by feature codes which are entered in the "Features" field.

  • Click on the "Edit " button next to the "Features" field.
  • In the pop up click on "Amenities".
  • Tick the amenities you provide.
  • Close the pop up and then press SAVE.

You can also manually add bedrooms and bathrooms and amenities. For more information see "All feature codes" below.

: Marriott does not support all available features available in Beds24.

9.4 Pictures

You can define in (SETTINGS) CHANNEL MANAGER > MARRIOTT > SPECIFIC CONTENT which pictures will be used.

Marriott requires 6 or more pictures with minimum resolution of 500 x 800 (must not have watermarks or reference to management company name)

9.5 Taxes and Fees

You can add taxes and fees for Marriott in (SETTINGS) CHANNEL MANAGER > MARRIOTT > SPECIFIC CONTENT under "Custom". Use the context help for details.

10 Troubleshooting and common errors

RoomSettings array cannot be missing or empty'
You need to define which beds you provide in your bedrooms. Go to   (SETTINGS)  PROPERTIES > ROOMS > SETUP then click on "edit bedrooms" and set your bedrooms and bed configuration for each.
Cancellation Policy Category can not be blank
Account is no longer connected to beds24
You may have invalid Marriott Listing IDs, please contact support and ask to have them deleted

11 Disconnect

Set "Publish" = No in (SETTINGS) CHANNEL MANAGER > MARRIOTT > SPECIFIC CONTENT, then under MARRIOTT > MAPPING click the "Send to Marriott" button and confirm to take your listing offline.

Set "Enable" = Disable in (SETTINGS) CHANNEL MANAGER > MARRIOTT > MAPPING Beds24 will then stop data exchange.
