Optimise for Airbnb

Optimise for Airbnb helps eligible Airbnb listings prioritise availability for Airbnb guests during high-demand periods.

Airbnb identifies booking opportunities based on historical traveller demand patterns. When activated, selected stay dates remain open on Airbnb and direct booking channels, while other connected channels are temporarily restricted during the booking window.

What is Optimise for Airbnb?

Optimise for Airbnb is an Airbnb programme that helps hosts prioritise availability for Airbnb guests during selected high-demand periods.

Airbnb shares Opportunities for eligible listings. Each opportunity includes:

  • Booking Window – the period when guests are searching and booking
  • Stay Dates – the actual stay dates affected by the opportunity

Listings participating in Optimise for Airbnb may be eligible for a 1% rebate on qualifying Airbnb payouts for eligible bookings made through an active Opportunity.

The 1% rebate is offered for Qualifying Bookings with stay nights from and including July 1, 2026, to and including September 30, 2026.

Eligibility for the rebate is determined by Airbnb and additional conditions apply. Qualifying Bookings are defined in Airbnb's Rebate Terms and Conditions.

Eligibility

To receive Opportunities, a listing must:

  • Be connected to Beds24 through the Airbnb API integration.
  • Use Beds24 Channel Manager to manage availability across connected channels.

Optimise for Airbnb is designed for listings where Beds24 manages availability across multiple channels.

Airbnb determines which eligible listings receive Opportunities based on its own criteria, including historical guest demand patterns for similar listings in your area.

Not every listing will receive Opportunities, and the number of Opportunities may vary over time.

If no Opportunities appear for your listing, Airbnb has not identified any for that property at this time. This may change in the future and no action is required on your part.

How it works

  1. Airbnb identifies opportunity windows based on historical high-traveller demand for similar listings.
  2. Eligible opportunities appear in Beds24 under Channel Manager > Airbnb > Optimise for Airbnb.
  3. You review the suggested stay dates and can adjust them within the allowed opportunity range.
  4. If you opt in, the selected stay dates remain open on Airbnb and are restricted on other connected channels during the booking window.
  5. At the end of the booking window, the restrictions are automatically removed and the stay dates become available to other channels again.
  6. You can opt out at any time.

Important: Optimise for Airbnb restrictions apply only to connected channels managed through Channel Inventory. Direct booking availability and pricing are not automatically modified by this feature.

  • Stay dates are automatically reopened to other channels when the booking window ends.

Accessing Optimise for Airbnb

Go to (SETTINGS) CHANNEL MANAGER > AIRBNB > Optimise for Airbnb

If your Airbnb listing is eligible, available opportunities will appear automatically.

Managing Opportunities

Eligible opportunities are shown per listing.

For each opportunity you can:

  • Review the booking window and suggested stay dates
  • Adjust the stay dates within the allowed opportunity range
  • Activate or deactivate the opportunity
  • Opt in all visible listings at once
  • Filter opportunities by property

Bulk Actions

To save time, you can use Opt In All Listings to activate eligible opportunities for all currently visible listings at once.

Any date adjustments made to an individual opportunity must still be reviewed and saved separately.

Opportunity Fields

Field Description
Booking From / Booking Till The booking window during which Airbnb exclusivity applies
Stay From / Stay Till The stay dates affected by the opportunity
Status Current activation status of the opportunity

Status Types

Status Meaning
OFF Opportunity is available but not activated
ON Opportunity is active and restrictions are applied
Expired The booking window has ended and the opportunity is no longer active

Activating or Deactivating an Opportunity

To activate an opportunity:

  1. Open the Optimise for Airbnb tab.
  2. Review the available opportunities.
  3. Optionally adjust the suggested stay dates.
  4. Enable the toggle for the opportunity.
  5. Click Save selections.

To deactivate an active opportunity, disable the toggle and click Save selections.

Existing bookings are not affected.

Viewing Restricted Availability

When an opportunity is active, the restricted availability is shown in the Channel Inventory.

Go to (SETTINGS) CHANNEL MANAGER > CHANNEL INVENTORY

The Channel Inventory shows the availability sent to each connected channel. For active Optimise for Airbnb opportunities, the selected stay dates remain open for Airbnb and are restricted for the other channels during the booking window.

Bookings are not guaranteed during any exclusivity window.

Airbnb makes no representations or warranties regarding the likelihood of a listing receiving bookings during any suggested or selected periods of exclusivity.

Airbnb may cease to offer the Optimise for Airbnb feature at its discretion and may impose caps on the number of possible exclusive listings in a given area. There is no guarantee that the feature will be made available to any host.
