4 Einschränkungen
- Airbnb erlaubt Vermietern in Feriengebieten und anderen Regionen ausserhalb urbaner Zentren die Nutzung der XML Schnittstelle. Wenn sie nicht sicher sind, ob sie die Schnittstelle nutzen dürfen sprechen sie bitte mir ihrem Airbnb Market Manger.
- If you are not eligible your can use our Airbnb Ical connection to synchronise calendars.
- Nur neue Accounts können die Schnnittstelle nutzen. Bestehende Accounts können nicht via XML aktualisiert werden.
5 Wenn sie bereits einen Airbnb Account haben
Wenn sie bereits einen Airbnb Account haben können sie über die Schnittstelle einen neuen Account anlegen. Nutzen die dafür die Anleitung weiter unten.
Wenn sie den Account angelegt haben, kontaktieren sie ihren Airbnb Market Manager. Übermitteln sie ihre alten und neuen Ids mit der Information, dass sie ihren manuellen Account austauschen möchten. Wenn der XML Account von Airbnb freigegeben ist wird Airbnb den Transfer vornehmen. Dabei werden die manuell erstellten Listings deaktiviert. Alle aktiven Buchungen bleiben erhalten und alle Bewertungen werden auf den neuen Account übertragen.
6 Einrichtung
o initiate the connection click on the "Autorize Airbnb" button.
1. If you are already logged into Airbnb accept the terms and conditions on the Airbnb site. You will then be sent back to Beds24 where you can proceed.
2. If you are not not logged into Airbnb you will be asked to log into Airbnb. Do this and then accept the terms and conditions on the Airbnb site. You will then be sent back to Beds24 where you can proceed.
The final authorization page looks like this:
3. If you are already logged into Airbnb but into the wrong Airbnb account do not accept and log out of Airbnb. Then log back into the right account.
Once you are connected the "Autohorize Airbnb" button is no longer visible and you will see see a line like this

If you have multiple properties you will need to do the authorisation for each property.
6.1 Content
6.1.1 Define Bedrooms and Bathrooms
Go SETTING->PROPERTIES->ROOMS->SET UP.
Bedrooms and bathrooms are configured by feature codes which are entered in the "Feature Codes" field.
- Click on the "Edit " button next to the "Feature Codes" field.
- In the pop up click on "Bedroom" or "Bathroom".
- Set the type and use the selectors to define the features within each room.
- If you have multiple bedrooms or bathrooms make sure you define them all. If you have more than 2 rooms click "Close" and SAVE. The system will then automatically add more rooms.
- Close the pop up and then press SAVE.
You can also manually add bedrooms and bathrooms and amenities. For more information see "All feature codes" below.
Note: Airbnb does not support all available feature codes. You can find the supported feature codes below under "All feature codes".
6.1.2 Features and amenities
Go SETTING->PROPERTIES->ROOMS->SET UP.
Features and amenities are configured by feature codes which are entered in the "Feature Codes" field.
- Click on the "Edit " button next to the "Feature Codes" field.
- In the pop up click on "Amenities".
- Tick the amenities you provide.
- Close the pop up and then press SAVE.
You can also manually add bedrooms and bathrooms and amenities. For more information see "All feature codes" below.
Note: Airbnb does not support all available feature codes. You can find the supported feature codes below under "All feature codes".
6.1.3 Pictures
The pictures you have uploaded in SETTINGS->BOOKING PAGE->PICTURES will be sent to Airbnb.
Double check you have entered "Captions" for every picture.
6.1.4 Prices

6.1.5 Check and update content sent to Airbnb
Go to SETTINGS->CHANNEL MANAGER->AIRBNB XML ->CONTENT or click on the "View content sent to Airbnb" link.
To update the listing content click on the links on this page.
If you do not provide all obligatory information Airbnb will not accept your listing. Click on the links in the list to go to the setting where you can enter or change the information.
- Click on "Get Listing Status" to see the status of your listing with Airbnb. This is also where you see if Airbnb rejects an update because of missing obligatory information or insufficient data.
- To check which information is sent to Airbnb click on the "View actual data sent to Airbnb" link. This will show you the raw data.
6.2 Activate
- Tick "Inventory", "Prices" and "Bookings" to activate the connection.
- Click "Publish Listing" to push your listing to Airbnb.
Airbnb manually reviews all listings before approving them. To be accepted you need to have entered all obligatory conten.. Accepted listings will go live within 48 hours. If you do not see your listings live within 48 hours there may information missing or Airbnb does not accept your location. Please send us a support ticket to find out more.
7 Update information sent to Airbnb
- Changes in availability automatically sent to Airbnb
- Price changes will be sent with the next update. To immediately push them through click "Update Airbnb"
- To send other changes to Airbnb click "Update Airbnb" to push changes in your listing to Airbnb.
If you do not see an "Update Airbnb" button the "Authorization is lost". Click the "Authorize Airbnb" Button in the channel manager settings. After the connection is restored you will see the update buttn
7.1 Alle Feature Codes
Schlafzimmer, Badezimmer und Ausstattungsmerkmale können auch manuell in das Feld "Feature Codes" eingegeben werden.
Beispiel: Ein Schlafzimmer mit Doppelbett und Babybett BEDROOM BED_DOUBLE BED_CRIB
Beispiel: Eine Unterkunft hat zwei Badezimmer. Ein volles und eine Toilette. BATHROOM_FULL BATHROOM_HALF
Fügen sie die Feature Codes durch Leerzeichen getrennt ein.
Beispiel: Eine Unterkunft hat eine Küche, Fernsehen und Internet KITCHEN TELEVISION INTERNET

8 Häufige Fehlermeldungen
Authorization lost
Click the "Authorize Airbnb" Button in the channel manager settings.
9 Updates do not show on Airbnb
Update frequency is set by Airbnb. Click on "Get Listing Status" to see the status of your listing with Airbnb. This is also where you see if Airbnb rejects an update because of missing obligatory information or insufficient data.
10 Verbindung trennen
Disconnect the connection between a Beds24 room and a listing in Beds24 to stop updates being sent:
Untick "Inventory", "Prices" and "Bookings".
Disconnect from the XML to manage the listings manually:
Log into your Airbnb account and go to ACCOUNT->CONNECTED APPS. Open Beds24 Channel Manager and click on "Remove App".
11 FAQ
11.1 Will I receive notifications on new bookings or changes?
Airbnb will send you a notification for new bookings.
11.2 Do guests receive a confirmation?
The channel confirms the booking with the guest. Beds24 will not sent a confirmation message. If you want to send one as well you can set up an Auto Action Email.
11.3 Do I have to confirm bookings?
All listings managed via XML are activated for instant booking meaning all bookings are confirmed. You have the option to cancel bookings if required.
11.4 How will I get paid?
The channel charges the guest and transfers the full payment to you via bank transfer or Paypal.
11.5 Which cancellation policy will apply?
You need to set policies directly in the channel extranet.
11.6 Can guests modify bookings?
If a guest modifies a booking you will receive an Email from Airbnb. If you agree to the modification Beds24 will import the modification.
