Properties
 This page is about the menu  (SETTINGS) PROPERTIES

1 Summary

A property can be a vacation rental, a hotel, a hostel, a B&B, a holiday house, an apartment house, a campground, etc.

Properties are divided into rooms, representing individually bookable sections. Each property must have at least one room.

Even if you rent your property as a single unit, such as a vacation rental, you need to define one room to represent the entire property.

Beds24 supports multiple categories or room types within one property and multiple inventories.

You can create a property in several ways:

  • Manual setup
  • Import from Airbnb
  • Import from Booking.com
  • Copying an existing property


We recommend you let the Setup Wizard guide you through the set up process.

2 Use of properties and rooms

Hotels, B&B´s and inns are usually set up as one property with a number of rooms. If you have several independent lodgings e.g. apartments or villas you can still set them up as rooms if it suits your marketing strategy. Each room (which can also be an apartment, house etc) can have its own pricing and booking rules.

Making different properties means each can have it's own property booking page (if required with individual design). You can also use an agency booking page with advanced search functions (e.g. facilities, location) showing all properties.

If you are using the channel manager we advise to set the booking system up as similar as your booking channels. If your lodgings have different hotel codes for booking.com etc. then they must be setup as different properties in the system.

3 Creating a property

3.1 Import from Airbnb

If you have a listing on Airbnb you can import it and create a new property with a new room or add a room in a property you already have in Beds24. Click here for instructions.

3.2 Import from Booking.com

You can import your property from Booking.com to Beds24.

3.3 Import via Beds24 API

Use these instructions if you want to import your property via the Beds24 API.

3.4 Manual creation

Click on "Add Property" then go to PROPERTIES -> DESCRIPTION and complete your property information.

4 Import existing bookings

After you have created a property you will need to import upcoming bookings.

For Booking.com, Airbnb and Expedia we have the option to automatically import all upcoming bookings. We recommend to use this method because for bookings imported directly we will then be able to automatically import changes. These options are available in (SETTINGS) CHANNEL MANAGER > AIRBNB MAPPING / BOOKING.COM / EXPEDIA after you have connected the channels. Use the channel help pages for instructions.

Other bookings can be uploaded as a .csv file.

Via the .csv import can import a maximum of 100 bookings at a time.

The import is designed for upcoming bookings but you can import bookings up to one year in the past.

Carefully check which bookings will be imported. If you have upcoming bookings on Airbnb, Booking.com Expedia make sure you import them directly from the channels and do not duplicate them.
